Asbestos

The most common hazardous material found in buildings constructed prior to 1991 is asbestos. Once known as the ‘magic mineral’ asbestos today is recognized as a serious health hazard. It has been used throughout the world in literally hundreds of different products that we may find in our workplaces and homes. Asbestos was used for decades in building construction and as a result we are left with a cancer causing agent mixed into otherwise non-hazardous building materials. Asbestos is found in so many different forms that it seems difficult to grasp the enormity of its use.

In 2005, the Ontario Ministry of Labour further addressed asbestos concerns with the creation of Ontario Regulation 278/05, made under the Occupational Health and Safety Act. Building owners and employers who suspect they may have an Asbestos Containing Materials (ACMs) on their properties, or in their workplaces, must now renew their efforts to achieve legal compliance.

Asbestos Assessment

As part of Ontario Regulation 278/05, Designated Substance – Asbestos on Construction Projects and in Building and Repair Operations, made under the Occupational Health and Safety Act (OHSA), owners of properties with buildings that may contain asbestos are obligated to perform an asbestos survey. If ACMs are present in your building, you must further have an Asbestos Management Plan in place until such time that all of the ACMs has been removed.

Our professional staff can assist you with these requirements and are exceedingly competent in producing a survey document that is both comprehensive and user friendly. Our survey reports include a database that is utilized in conjunction with AutoCAD drawings. Our database includes all information relevant to the requirements of O. Reg. 278/05 and it is formatted to allow for even the most inexperienced computer users to have a straightforward experience in both understanding and using the documents.

Asbestos Management

Once the asbestos survey has been completed, the document becomes an integral part of your Management Plan.

Most owners of buildings that contain ACMs choose to manage these materials during the course of the building usage, versus removing them all at once.

The key to safely working or living in a building that contains ACMs is a strong Management Plan. Knowing where all these materials are located and having the tools and response measures in place prior to an asbestos related event is paramount in minimizing risk to accidental asbestos exposures.

Oakhill’s remediation team is fully certified (MTCU) and insured to perform Type 3 Asbestos Removals and Repairs. Whether we are completing a small repair or working on a full-scale removal, we always ensure that our efforts meet or exceed all measures as set out in O. Reg. 278/05.

When water infiltrates your building, materials that make up the building exterior or building envelope are compromised and the presence of mould becomes likely. Mould can be growing in the wall cavity lurking undetected as a potential health hazard.

It is very important to stop the source of the water infiltration and identify areas that are contaminated with mould before any consideration of site restoration is commenced. Once the extent of mould contamination is identified, remediation procedures must only be conducted by a qualified, fully insured contractor.
